This one is built for a very Central Valley borrower: the owner-operator leased to a carrier who gets one clean 1099 every January, the custom applicator paid by a handful of growers, the realtor, the contractor whose builder clients issue 1099s like clockwork — but whose Schedule C then takes substantial, legitimate write-offs that shrink the net number a full-doc underwriter would use.

A 1099-only program qualifies you on the gross income shown on your 1099s, typically one to two years of them, with an expense adjustment applied instead of your actual Schedule C deductions — how each lender calculates that varies. No business or personal tax returns in the file. At the far end of the documentation spectrum, some programs qualify you on a CPA-prepared profit and loss statement — a formal P&L covering a recent period, prepared and signed by a licensed CPA or tax professional, sometimes paired with a few months of bank statements to support the revenue it shows — exact requirements vary by program. It's the lightest paperwork of any income-based path, and it suits established owners whose returns and deposit patterns are both complicated: multi-entity farm operations, businesses with commodity-driven revenue, partnerships with several family members on the books.

What a CPA letter does — and doesn't do

A CPA letter verifies facts: that your business exists, what it does, how long it has operated, and your ownership share. It does not invent income, and no legitimate program treats it as proof of earnings by itself. If anyone suggests a CPA letter can conjure a qualifying number that your records don't support, walk away — that's not a loan program, that's a problem.

How long do I need to be self-employed to get a mortgage?

For full documentation loans, the standard benchmark is a two-year self-employment history, shown on two years of tax returns. Some lenders will consider a shorter history if you worked on a W-2 basis in the same field before going independent — a foreman who started his own crew, for example. Non-QM programs set their own seasoning rules, and those rules vary by lender. If you are close to the two-year mark, timing your application can matter.

Can I qualify if I write everything off on my taxes?

Often, yes. Legitimate business deductions shrink the taxable income on your return, and a full documentation loan qualifies you on that smaller number. Do I need a CPA letter for a self-employed mortgage?
