Stockton · San Joaquin County

Stockton's mortgage broker, an hour down the 99.

VegaFi is headquartered in Ceres — same valley, same freight corridor, same economy. Stockton isn't a market we parachute into from the coast; it's the next county up the highway. And the way we work in it is simple: we route your scenario across 50+ wholesale lenders and make them compete for your loan.

The market

San Joaquin County runs on two economies at once.

Stockton is where a Bay Area paycheck and a Valley paycheck buy on the same street. Before dawn, I-205 and I-580 over the Altamont fill with cars out of Tracy, Mountain House, Lathrop, and Manteca, and the ACE trains run the same direction toward Pleasanton and San Jose. Those households earn on one side of the hill and buy on the other, where their money goes much further. Meanwhile the county's own economy never left: the Port of Stockton moves cargo up the deepwater channel, distribution centers line the I-5 and Highway 99 spine, owner-operators run that freight on their own authority, and Lodi's growers and vintners work the north end of the county.

Two things follow for anyone financing here. First, those two economies produce two completely different loan files — a W-2 commuter and a 1099 owner-operator get underwritten nothing alike, and the lender that's good at one is often bad at the other. Second, even at Valley price points, small pricing differences compound. Purely as an illustration, on a $500,000 loan an eighth of a percent is roughly $42 a month — over $15,000 across thirty years. That's the gap lender competition is designed to close.

Our region, not a service area

Plenty of coastal lenders list Stockton in a dropdown. VegaFi is headquartered on Mitchell Road in Ceres, an hour down the same highway — we know what a crush-season deposit pattern looks like and why a Mountain House tax bill isn't the county average. SmartMatch prices your scenario across 50+ wholesale lenders simultaneously, then our CounterOffer engine lets lenders bid against the offer you already have. Free, and no credit pull to see your options.

2026 loan limits

San Joaquin County loan limits, verified for 2026.

San Joaquin is a baseline county: the national conforming limit is the county's limit, with no high-balance tier in between. That keeps the map simple — one line decides whether your loan is conforming or jumbo.

Program2026 limit (1-unit)What it means
Conforming — national baseline $832,750 Standard Fannie Mae / Freddie Mac pricing all the way to the county's ceiling.
FHA — San Joaquin County Set annually by HUD 3.5% down minimum within the county's FHA limit.
VA — full entitlement No limit 0% down at any amount the appraisal and your income support.
Jumbo Above $832,750 Bank and non-agency programs. See Stockton jumbo loans.

Limits are set annually by FHFA and HUD and shown for a one-unit property. Two- to four-unit limits are higher. San Joaquin County has no high-balance conforming tier. Figures verified July 2026.

Who's buying here

Three kinds of buyers, three kinds of files.

San Joaquin County's market runs on three engines, and each one points to a different loan strategy. Knowing which file you are is half the work of financing well here.

Bay Area income against Valley prices — often a strong enough down payment to skip PMI, sometimes a jumbo purchase at the top of the market. If a coastal home is being sold to fund it, sequencing the two deals is the real work.

Purchase prices well below coastal California with solid rents keep DSCR loans workable here — qualified on the property's rent, not your personal income. It's why Bay Area investors shop this county.

Loan programs

Every San Joaquin borrower type has a program.

This county's economy doesn't look like a W-2 spreadsheet, and we'd know — we underwrite it every week. It's owner-operators hauling out of the Port of Stockton and the I-5 warehouses whose tax returns, after legitimate equipment write-offs, show far less than their deposits do. It's Lodi growers and vintners whose income arrives at crush. It's nurses at St. Joseph's and San Joaquin General buying their first place, staff and faculty at University of the Pacific, commuters in Tracy and Mountain House, and investors picking up rentals across the county.

A single bank has one box. Our network has programs for nearly every file:

  • Bank statement loans — qualify with 12–24 months of business or personal bank statements instead of tax returns.
  • DSCR investor loans — qualify on the property's rent, not your personal income. Built for the cash-flow math that still clears here.
  • VA loans — 0% down for eligible veterans and service members, with full entitlement carrying no loan limit.
  • Jumbo loans — for purchases above the $832,750 conforming ceiling: Delta waterfront, Lodi wine-country estates, and the Brookside and Spanos Park tier.
  • Self-employed mortgages — 1099, P&L-based, and CPA-letter-supported qualifying for owner-operators, growers, and business owners.
  • No-tax-return mortgages — the full menu of alternative documentation options, explained.
  • First-time homebuyer programs — low down payment paths into Stockton, Manteca, Lathrop, and Ripon.
  • Physician loans — up to 100% financing with no PMI for clinicians recruited to San Joaquin County's hospital systems.
  • ITIN homeownership — a seller-financed path to homeownership without a Social Security number. 3.5% down, ITIN and DACA eligible.

Programs subject to underwriting approval. Eligibility, terms, and availability vary by lender and by scenario.

How it works

Make them compete.

The mechanics are simple, and they're the whole point:

  1. 01 Tell us your scenario. Property, price range, how you earn. About sixty seconds, no documents, no credit pull.
  2. 02 SmartMatch runs the network. Your file is priced across 50+ wholesale lenders at once — rate, fees, overlays, and likelihood to close.
  3. 03 Already have a quote? Make lenders beat it. Upload your Loan Estimate to the CounterOffer engine. We redact your identity and lenders bid against your existing offer.
  4. 04 Close with a licensed loan officer. A real human runs your file to closing — accountable, reachable, and based right here in the Valley.

None of this costs you anything, and nothing touches your credit until you choose a lender and move forward. If you want the background first, our guide to reading a Loan Estimate shows exactly how to compare two offers line by line.

Local knowledge

Details that move the numbers in San Joaquin County.

The Port and the 99 run on 1099s

A large share of this county's earners work for themselves. Owner-operators hauling out of the Port of Stockton and the distribution centers along I-5 and Highway 99 carry heavy equipment write-offs — the truck, the fuel, the maintenance, the depreciation. Those deductions are legitimate and they are exactly how the tax code is meant to work, but they make taxable income on the return look far smaller than the cash moving through the account. Bank statement programs qualify you on 12 or 24 months of real deposits instead — fully underwritten and ability-to-repay compliant, not a workaround. Programs subject to underwriting approval.

Crush season isn't a red flag

Lodi's wine economy pays in waves, and so does freight: harvest and crush at the north end of the county, peak shipping season through the warehouses. A lender that only reads the slow months will undercount you. Programs that average 24 months of statements smooth those swings out, while 12-month options can favor a business whose latest year is its strongest. Which window shows your deposits best is a question worth asking across many lenders, not one.

Mountain House and Lathrop tax bills aren't the county average

Many of the newer subdivisions built for the Altamont commute — Mountain House, Lathrop's River Islands, parts of Tracy and Manteca — carry community facilities district assessments on top of the base property tax. Those payments count in your debt-to-income math and in a rental's DSCR calculation, so two similar houses a few miles apart can support different loan amounts. We price with the real tax bill, not the county average.

The investor math still clears

In the Bay Area markets many investors are shopping from, rents stopped covering payments years ago. Across Stockton, Lodi, Manteca, and Ripon, purchase prices well below coastal California keep the ratio honest: a DSCR of 1.0 — rent covering the full payment — remains a realistic target rather than a fantasy. FAQ

Stockton mortgage questions, answered.

Is VegaFi actually based in Stockton?

Not in Stockton itself — VegaFi is headquartered in Ceres, about an hour down Highway 99. That is the same valley, the same economy, and the same freight corridor, not a coastal office with San Joaquin County in a dropdown. We're a California-licensed brokerage (NMLS #2493744) pricing loans across Stockton, Lodi, Manteca, Tracy, Lathrop, and Ripon every week. The process is digital, and a licensed loan officer who lives in the Valley is a phone call away.

What is the conforming loan limit in San Joaquin County for 2026?

For 2026, the conforming loan limit for a one-unit property in San Joaquin County is $832,750 — the national baseline. San Joaquin is a baseline county, so there is no high-balance tier: loans above $832,750 go straight to jumbo.

How much is a down payment on a house in Stockton?

It depends on the program. Conventional loans start at 3% down for eligible first-time buyers, FHA at 3.5% down, and VA loans allow 0% down for eligible veterans and service members. Putting 20% down avoids PMI on a conventional loan. At San Joaquin County price points, well below coastal California, those thresholds are far more reachable — which is exactly why comparing programs across multiple lenders matters.

Can I get a mortgage in Stockton if I am self-employed or drive my own truck?

Yes. Beyond conventional loans, programs on our panel qualify you with 12 or 24 months of bank statements, a P&L statement, or 1099s instead of tax returns. That fits how San Joaquin County actually earns — owner-operators running freight out of the Port of Stockton and the I-5 and Highway 99 distribution corridor, Lodi growers and vintners, contractors, and small-business owners whose legitimate write-offs make taxable income on a return look smaller than real cash flow. Programs subject to underwriting approval.

I commute over the Altamont from Tracy or Mountain House. Does that change my mortgage?

Not the loan itself — a lender underwrites your income, not your drive. What it changes is strategy. Bay Area pay against San Joaquin County prices usually means a stronger down payment than you would manage on the other side of the hill, sometimes enough to avoid PMI outright. If you are selling a Bay Area home to buy here, arrange the financing before you list, so the two transactions do not collide. Newer Mountain House, Lathrop, and Tracy subdivisions can also carry community facilities district assessments that count in your debt-to-income math, so we price with the real tax bill.

Do rental properties in Stockton work for DSCR loans?

Often, yes. A DSCR loan qualifies on the property's rent versus its full monthly payment — principal, interest, taxes, insurance, and any association dues. A DSCR of 1.0 means the rent covers the payment. Because purchase prices across San Joaquin County sit well below coastal California while rents remain solid, the cash-flow math clears here more often than in the Bay Area markets many investors are shopping from.

What's the difference between VegaFi and going to my bank?

A bank can only offer its own products at its own pricing. VegaFi routes your scenario across a network of 50+ wholesale lenders and makes them compete for your loan. One conversation, one file, many lenders — instead of applying at banks one at a time.
