The basics

Qualify on the property, not your paycheck.

A debt-service coverage ratio (DSCR) loan underwrites an investment property on its own cash flow. The lender divides the monthly rent by the property's full monthly payment — principal, interest, taxes, insurance, and association dues, known as PITIA — and that single ratio does the job your pay stubs would do on a conventional loan.

A DSCR of 1.0 means break-even: the rent exactly covers the payment. A ratio of 1.25 means the rent covers the payment with a 25% cushion, which lenders read as a stronger file and often reward with better pricing. Below 1.0, the property doesn't cover its own payment on paper, and options narrow.

What's deliberately missing from that math: no tax returns, no W-2s, no employment verification, and no personal debt-to-income calculation. Most serious real estate investors take legitimate write-offs — depreciation above all — that make taxable income on the return far smaller than real cash flow. A DSCR loan on a San Diego investment property sidesteps that entirely by never asking. Mello-Roos and HOA dues: the San Diego trap.

DSCR math looks simple until you run it in San Diego. Two line items here routinely blow up ratios that out-of-town lenders quoted from a spreadsheet: Mello-Roos special taxes and HOA dues. Both belong in the "A" of PITIA, and either one can push a deal from above 1.0 to below it.

Mello-Roos is a special tax levied by Community Facilities Districts to pay for infrastructure in newer developments. Large parts of 4S Ranch, Otay Ranch, eastern Chula Vista, and sections of Carmel Valley and Del Sur carry it on top of the base property tax — and it's billed per parcel, so two similar houses a few blocks apart can carry very different tax bills. HOA dues do the same damage in a different zip code: condos in Mission Valley and the downtown high-rises commonly carry dues of several hundred dollars a month, every dollar of which counts against the ratio.

The market

Where San Diego investors actually buy.

The median San Diego home sold for about $954,000 over the three months ending May 2026, per Redfin. At that entry cost, most investors aren't buying the median — they're buying below it. The working end of the market is the entry tier: Chula Vista, El Cajon, Escondido, Spring Valley, and Lemon Grove, where purchase prices leave room for the rent to carry the payment.

The other well-worn path is 2–4 unit properties in North Park and City Heights, where one address produces multiple rents against a single loan. DSCR programs handle 2–4 unit properties as comfortably as single-family homes, and the combined rent often produces a stronger ratio than any one unit could. Demand-side, San Diego is a landlord's kind of tenant pool: two major university systems, some of the largest hospital networks in Southern California, and one of the biggest military populations in the country, much of it renting near the bases. None of that shows up as a line on your loan application — but it's why the rent number the appraiser assigns tends to hold.

Short-term rentals and the STRO license

Running an Airbnb changes both the legal picture and the underwriting. The City of San Diego requires a Short-Term Residential Occupancy (STRO) license to operate most short-term rentals, and licenses are limited by tier — whole-home licenses in particular are capped, so the license, not the financing, is often the scarce resource. Confirm your licensing path before you underwrite a deal on nightly rates.

On the financing side, lenders split. Some DSCR programs underwrite short-term rental income using actual revenue history or a data-based projection; others will only credit long-term market rent, even on a property you intend to run as an STR — how a given program treats short-term rental income varies by lender. Which camp your lender falls into can be the difference between a ratio that clears and one that doesn't — another reason to price the scenario across many lenders instead of one.

Underwriting

What DSCR lenders actually check.

No personal income docs doesn't mean no underwriting. The file is simpler than a conventional loan, but five things still decide your terms:

The coverage ratio itself Most programs set a floor the ratio must clear — where that floor sits varies by lender — and stronger ratios earn better pricing. Market rent comes from the appraiser's rent schedule, or from your leases on a refinance.
Down payment and leverage DSCR loans require more down than owner-occupied programs, and maximum loan-to-value varies with the ratio, the property type, and your credit — your broker prices your actual scenario across lenders.
Credit score Lenders pull personal credit even when the loan vests in an entity. Minimums vary by program, and higher scores buy better pricing and higher leverage.
Reserves Expect to show several months of the property's PITIA in liquid assets after closing. Requirements scale with the size of the loan and the number of properties you already own.
Prepayment penalty terms Prepayment penalties are common on DSCR loans, typically stepping down over the first years. Buyout options exist — you can usually shorten or remove the penalty in exchange for pricing — so decide based on how long you'll hold the property.

That last one deserves attention. Two DSCR quotes with the same rate are not the same loan if one carries a five-year penalty and the other a three-year penalty you paid a little to shorten. If you plan to refinance after a value-add renovation or sell inside a few years, the penalty structure can matter more than an eighth of a percent on the rate.

San Diego DSCR questions, answered.

Can I get a DSCR loan with no job or no personal income?

Yes — that is the point of the program. DSCR lenders qualify the loan on the property's rent measured against its full monthly payment, so there is no employment verification, no W-2s, no tax returns, and no personal debt-to-income calculation. You still need the down payment, reserves, and credit profile the program requires, but how you earn — or whether you are currently employed at all — is not part of the ratio.

Does Mello-Roos really change my DSCR approval?

It can. Mello-Roos special taxes count inside PITIA, the payment figure your rent is divided by. In San Diego communities like 4S Ranch, Otay Ranch, and eastern Chula Vista, that one line item can move a property's DSCR from above 1.0 to below it — which changes pricing, leverage, or the approval itself. Always run the numbers with the property's actual tax bill, not the county average.

Can I close a DSCR loan in an LLC?

Many DSCR programs allow vesting in an LLC or other entity, which conventional agency loans generally do not. Lenders typically still pull the members' personal credit and require them to sign personally on the debt, and availability varies by lender. If entity vesting matters to your structure, say so up front so you are only matched with lenders that allow it.

Is there a limit on how many DSCR loans I can have?

DSCR loans are non-agency, so the conventional ten-financed-property cap does not apply. Individual lenders set their own exposure limits — a maximum number of loans or total dollars with one borrower — but across a network of lenders, investors keep scaling by spreading files. Do DSCR loans show up on my personal credit?

It varies by lender and by how the loan is vested. Lenders pull your personal credit to originate the loan, and some report the trade line to consumer credit bureaus while others do not — particularly when the loan closes in an entity.
