DSCR loans in San Jose.

A DSCR loan qualifies your rental on the property's rent — not your tax returns, not your W-2s, not your personal debt-to-income ratio. Be clear-eyed about what that means in Silicon Valley, though: at Santa Clara County prices, rent rarely covers the full payment on a fresh purchase, so here DSCR is an equity and appreciation play — high-value property, cash-out refinancing of rentals you already own, and portfolio growth — not easy positive cash flow. VegaFi makes 50+ wholesale lenders compete for your loan.

The basics

Qualify on the property, not your paycheck.

A debt-service coverage ratio (DSCR) loan underwrites an investment property on its own cash flow. The lender divides the monthly rent by the property's full monthly payment — principal, interest, taxes, insurance, and association dues, known as PITIA — and that single ratio does the job your pay stubs would do on a conventional loan.

A DSCR of 1.0 means break-even: the rent exactly covers the payment. The further above 1.0 your ratio sits, the stronger the file reads, and lenders generally reward stronger ratios with better terms. Below 1.0, the property doesn't cover its own payment on paper, and options narrow — a threshold worth knowing well in a market like this one, where purchase files often land under it.

What's deliberately missing from that math: no tax returns, no W-2s, no employment verification, and no personal debt-to-income calculation. That's especially useful in Silicon Valley, where investor income often arrives as RSUs, equity, and 1099 consulting that a tax return understates. A DSCR loan sidesteps all of it by never asking. Before you go further, run your own property through our DSCR calculator — plug in the rent and the payment pieces and see exactly where your ratio lands.

The honest picture

In Silicon Valley, DSCR is an equity play — not a cash-flow one.

Here's the part a lot of investor marketing skips: DSCR is a ratio, and ratios care about the relationship between price and rent. In Santa Clara County, purchase prices run so far ahead of rents that a freshly bought rental usually can't cover its own payment — the ratio lands below break-even. That's not a knock on the market. It's the arithmetic of one of the most expensive housing markets in the country, and pretending otherwise would be doing you a disservice.

So why do investors use DSCR here at all? Because the return in Silicon Valley has historically come from appreciation and equity, not monthly yield. A high-value property in Cupertino, Palo Alto, Los Altos, Saratoga, Los Gatos, Sunnyvale, Santa Clara, Mountain View, Campbell, Milpitas, Morgan Hill, or Gilroy is a long-hold appreciation and wealth-transfer asset, financed on the property rather than your personal income. And the program's real superpower here isn't the purchase — it's the cash-out refinance of rentals you already own, where years of appreciation have built equity you can redeploy.

If your goal is a rental that clears break-even the day you close, an inland market will pencil far more readily than Silicon Valley — and we finance those too; our Stockton DSCR guide covers a market where the rent math actually works. But if your goal is to own or scale high-value Bay Area property on the asset itself, DSCR is the right tool. Not sure which market fits your plan? The San Jose mortgage broker guide maps the whole picture.

Run the numbers before you write the offer

Every DSCR deal lives or dies on one division problem — and in this market it pays to see exactly how far under break-even a purchase sits before you commit. Our free DSCR calculator lets you test a property in seconds: enter the market rent and the payment components, and it shows your ratio and how much cushion — or gap — you have against break-even.

The strongest move

Cash-out the equity you already built.

The single best DSCR use case in this market isn't a purchase at all. It's the cash-out refinance of a Silicon Valley rental you've held for years. That property likely carries a low loan basis against a much higher current value — which means the rent has a real chance of covering the payment on a right-sized new loan, even where a fresh purchase at today's prices never could.

A DSCR cash-out lets you unlock that appreciation and put it to work — a down payment on the next property, a value-add renovation, or simply capital in hand — qualified on the rental's own rent, with no tax returns and no personal debt-to-income test tying the loan to your job or your other mortgages. For an investor whose wealth is concentrated in Bay Area real estate but whose taxable income looks modest on paper, that combination is hard to replicate with conventional financing.

Maximum loan-to-value on a cash-out varies by lender, by the property's ratio, and by your credit, and larger balances draw a narrower lender list — all the more reason to price the file across many lenders at once rather than take the first offer. Programs are subject to underwriting approval.

Who it fits

Who actually uses DSCR in Santa Clara County.

The playbook here isn't the inland cash-flow playbook. Different investors reach for DSCR for different reasons — and knowing which one is yours shapes the file:

Appreciation buyer
High-value long holds
  • Buys for equity growth, not yield
  • Often jumbo-sized, non-agency files
  • Qualifies on the asset, not W-2 income

Willing to carry a ratio near or below break-even on the bet that Bay Area value compounds over a long hold. The file is about the property and the reserves, not personal income.

Equity refinancer
Rentals held for years
  • Low basis, high current value
  • Cash-out to fund the next deal
  • Rent more likely to carry the payment

The strongest fit in this market. A long-held rental's built-up equity is redeployed without touching tax returns — the DSCR sweet spot in high-cost California.

Portfolio investor
Scaling past agency limits
  • Past the ten-property conventional cap
  • Vesting in LLCs and entities
  • Spreads files across many lenders

Uses non-agency DSCR to keep growing when conventional financing has tapped out, often holding some doors inland for yield and Bay Area doors for appreciation.

What all three have in common is that the loan is underwritten on the property, so a strong W-2 or a complicated one makes no difference to the ratio. That's the freedom DSCR buys — and why it fits Silicon Valley investors whose income is real but doesn't sit cleanly on a tax return.

Underwriting

What DSCR lenders actually check.

No personal income docs doesn't mean no underwriting. The file is simpler than a conventional loan, but five things still decide your terms:

The coverage ratio itself Most programs set a floor the ratio must clear — where that floor sits varies by lender, and in this market a sub-1.0 file is common, so which lenders price below break-even matters. Market rent comes from the appraiser's rent schedule, or from your leases on a refinance.
Down payment and leverage DSCR loans require more down than owner-occupied programs, and maximum loan-to-value varies with the ratio, the property type, and your credit. At Santa Clara prices a larger down payment is often what lifts a thin ratio to where lenders will price it — your broker prices your actual scenario across lenders.
Credit score Lenders pull personal credit even when the loan vests in an entity. Minimums vary by program, and higher scores buy better terms and higher leverage.
Reserves Expect to show several months of the property's PITIA in liquid assets after closing. Requirements scale with the size of the loan — and Silicon Valley loans are large — and with the number of properties you already own.
Prepayment penalty terms Prepayment penalties are common on DSCR loans, typically stepping down over the first years. Buyout options exist — you can usually shorten or remove the penalty in exchange for pricing — so decide based on how long you'll hold the property.

That last one deserves attention. Two DSCR quotes that look alike are not the same loan if one carries a five-year penalty and the other a three-year penalty you paid a little to shorten. If you plan to refinance after a value-add renovation or sell inside a few years, the penalty structure can matter more than the headline terms. All programs are subject to underwriting approval.

Make them compete

DSCR pricing spreads are wide.

DSCR loans are non-agency, which means there's no single rulebook and no single price. Every lender sets its own ratio floor, its own leverage grid, its own prepay menu, and its own pricing — and the spread between lenders on the same investor file is consistently wider than on conventional loans. On the large, sub-1.0, and jumbo-sized files common in this market, that spread widens further: one lender's decline is another lender's standard file.

That spread is exactly what VegaFi is built to exploit. We're a Central Valley brokerage licensed across California — we serve Silicon Valley statewide, not from a storefront on Santana Row — and what we bring is a network, not a local address. SmartMatch prices your scenario — property, rent, ratio, credit, entity — across 50+ wholesale lenders at once. Already have a quote in hand? FAQ

San Jose DSCR questions, answered.

Can I get a DSCR loan with no job or no personal income?

Yes — that is the point of the program. DSCR lenders qualify the loan on the property's rent measured against its full monthly payment, so there is no employment verification, no W-2s, no tax returns, and no personal debt-to-income calculation. You still need the down payment, reserves, and credit profile the program requires, but how you earn — or whether you are currently employed at all — is not part of the ratio. Programs are subject to underwriting approval.

Do DSCR rentals actually cash-flow in Silicon Valley?

Be clear-eyed about this. At Santa Clara County price points, rents rarely cover the full payment on a freshly purchased rental, so a new DSCR purchase here often prices below break-even rather than above it. That does not mean DSCR does not work in San Jose — it means the reason to use it is different. Here the program is an equity and appreciation play: financing high-value property, refinancing rentals you already own at a low basis, and scaling a portfolio on the asset rather than your personal income. If you are chasing easy positive cash flow, an inland market will pencil more readily than Silicon Valley.

What DSCR do I need to buy a rental property in San Jose?

There is no universal number. A DSCR of 1.0 means the rent exactly covers the property's full monthly payment — break-even — and the further above 1.0 your ratio sits, the stronger the file reads. At Silicon Valley prices many purchase files land below 1.0, and some lenders will still price them with a larger down payment or a pricing adjustment while others decline. That spread — and the frequency of sub-1.0 files here — is exactly why pricing the same property across many lenders matters.

Can I do a cash-out refinance on a rental I already own with a DSCR loan?

Yes, and in this market it is often the strongest use of the program. A Silicon Valley rental you have held for years typically carries a low loan basis against a much higher current value, which means the rent has a real chance of covering the payment on a right-sized new loan even when a fresh purchase would not. A DSCR cash-out lets you pull that equity to buy the next property — qualified on the rental's own rent, with no tax returns and no personal debt-to-income test. Maximum loan-to-value on a cash-out varies by lender, ratio, and credit.

Can I close a DSCR loan in an LLC?

Many DSCR programs allow vesting in an LLC or other entity, which conventional agency loans generally do not. Lenders typically still pull the members' personal credit and require them to sign personally on the debt, and availability varies by lender. If entity vesting matters to your structure, say so up front so you are only matched with lenders that allow it.

Do DSCR loans work for 2–4 unit properties in San Jose?

Yes. DSCR programs handle 2–4 unit properties as comfortably as single-family homes, and in a high-cost market they are often the stronger play: one address produces multiple rents against a single loan, and the combined rent usually builds a better ratio than any one unit could. Older duplex and small multifamily stock around central San Jose, Campbell and Santa Clara is where investors most often find rent that comes closer to carrying the payment.

Is a high-value San Jose rental a jumbo DSCR loan?

Often, yes. Santa Clara County's 2026 conforming ceiling is $1,249,125 — well above the $832,750 national baseline — and many Silicon Valley investment properties price above even that elevated line. A DSCR loan on such a property is a jumbo-sized, non-agency file, and the lender list for large-balance DSCR is narrower than for standard amounts. That is precisely where making many wholesale lenders compete changes the answer, because pricing on large non-agency files spreads widely from one lender to the next.

Is there a limit on how many DSCR loans I can have?

DSCR loans are non-agency, so the conventional ten-financed-property cap does not apply. Individual lenders set their own exposure limits — a maximum number of loans or total dollars with one borrower — but across a network of lenders, portfolio investors keep scaling by spreading files. This is one reason portfolio builders favor DSCR over conventional investor financing.
