Every bank and non-agency lender prices jumbo to its own balance sheet — its own appetite, its own concentration limits, its own cost of funds this quarter.
The result: on the exact same file, the spread between jumbo quotes is the widest in the mortgage market. And because jumbo volume is thinner in the Valley than on the coast, fewer local buyers ever comparison-shop it — a retail bank's first quote often goes unchallenged.
